Look Beyond the Acreage

Make sure the land works before you commit.

From access and utilities to usable ground and tax programs, every detail can affect what you can build, how much it may cost, and whether the property fits your long-term plans.

Access & Road Frontage

We’ll review how you can enter and exit the property, the amount of road frontage, existing driveways, and any shared roads, easements, or access agreements.

Utilities & Septic

We’ll identify what may be available for water, electricity, and internet, along with what it could take to install a septic system, drill a well, or connect to nearby services.

Topography & Usable Ground

Slopes, drainage areas, low spots, tree cover, and open ground all affect how much of the property is truly usable for building, farming, recreation, or future improvements.

Zoning, Restrictions & Floodplain

We’ll look at what you may be allowed to build, how the property can be used, and whether deed restrictions, setbacks, flood zones, or local regulations could affect your plans.

Greenbelt & Property Taxes

When applicable, we’ll discuss Greenbelt or similar tax programs for qualifying land, including potential savings, eligibility requirements, and what a future change in use could mean for you.

Protect Your Purchase With Due Diligence

Because land comes with so many variables, I’ll help you pursue a strong due diligence period in your contract. This gives you time to complete soil or perc testing, verify utilities and connection costs, confirm permits, review surveys and restrictions, and understand any tax programs before you fully commit.
